Atrium and Reception

Lift Lobbies

The lift lobbies are finished with high-quality stone wall cladding and tiled floors to reflect atrium areas. Ceilings are pressed metal with recessed light fixtures.

Four 13-person lifts plus one goods lift. Goods lift and one passenger lift serve the basement.

WCs and Showers

Toilets have been designed to exceed the British Council for Offices provision, meeting BS 6465-1:1994 allowing 1 person per 10 sq m. Separate male and female toilets are provided on each floor as well as a unisex accessible toilet incorporating accessible shower. High-quality finishes and Foster + Partners-designed sanitary-ware.

Natural Lighting

Floor to ceiling glazing to all elevations to maximise natural light.

Raised floor with 135mm clear void (subject to tolerances). 4kN/m2 live load + 1kN/m2 dead load.

Four-pipe fan coil unit system with heat recovery serving office areas, controlled by building management system.

Office Lighting
The lighting system design will permit flexibility for space planning within the office accommodation and will be controlled by a central system.

Power

Tenants to install their own small power below raised floors. Design provides for 25w/m2 small power at each distribution board.

Telecommunications

Space is provided at lower ground level for incoming services and space will be available within risers for tenant installation. Telephone lines will be provided for lift monitoring systems and other alarm systems that require remote monitoring.

Security

Intruder detection to external doors. CCTV to reception and car park.

Basement and car parking

11 basement car parking spaces available, two accessible spaces plus spaces for bicycles and motorcycles. Basement plant rooms, refuse storage and service bay.
